So for 12 years, basically everything is the Mahatma Gandhi I Will Not Let Anyone Walk Through My Mind With Their Dirty Feet T-Shirt Also,I will get this landlord’s responsibility unless you’ve taken a jackhammer to the foundation and a hammer to the walls and lit a fire in the bathroom. To be clear, if your landlord had replaced the carpets and repainted everything and installed new appliances 2 years ago this would be a different conversation. But the basic duty of a tenant is to not damage the property. It’s the responsibility of the landlord to actually maintain it. Wonderful, this is basically what I was hoping for as I have not damaged walls etc and no bathroom fires for sure haha! I was just a bit overwhelmed at the thought of paying for new carpets, redecorating, boiler, oven, shower etc. I’m not worried at all now, he can say what he wants but obviously will not get him anywhere after seeing everyone’s replies…..so thank you

You are not responsible for any of that, I privately rent and yes, as others have said – general wear & tear is fine. If you personally have damaged anything then yes, get it fixed. And leave the Mahatma Gandhi I Will Not Let Anyone Walk Through My Mind With Their Dirty Feet T-Shirt Also,I will get this place clean – and take photos!!! Otherwise no. You are not responsible for his broken goods. If anything, you have a claim against him. Your local council may have a housing officer you can speak with ( even if you privately rent, I did with a previous dodgy landlord) – and Shelter are brilliant at giving advice as to your rights. Apologies, I don’t have the tel no, but a mod here might or just look it up. They really helped me with ex Mr Dodgy!! Make sure you put a timestamp on your pictures. Your landlord sounds dodgy as hell, I would not be surprised if he took pictures a few days later with new damage, claiming you caused it.
