I’m also thinking the Twilight Alice Cullen is Saf I’ll Keep Her Safe Edward T-Shirt and by the same token and fact you resided in the dwelling for over 10 years entitled you to a longer notice to quit period than 2 months, but I’m not sure if that’s where I am in the UK (NI) or everywhere else. Good luck in your new home and don’t give in if he starts making ridiculous demands. The shower issue could have been reported to your local environmental health department, they have a public health and housing team usually but if you are moving out soon then leave it to him to sort out, I’m sure the son won’t put up a property with those defects. Replacing carpets after 5-6 years is expected of a landlord. If you’d moved out at that time, he’dve been expected to replace (or should have). Painting should be every few years. I’m assuming that hasn’t happened. Appliance upkeep is also on him, so any of that is really him just dropping the ball. He can replace the boiler and shower for his son since he was too cheap to do it for his tenant. All you’re really expected to do is turn it over ‘broom swept’. Meaning do your best to clean it so that a cleaning fee won’t be necessary. But in terms of item replacement? Nah, fam. That’s on him. Especially since he was warned of the two very serious health risks in the shower/boiler and opted to do nothing. You used the carpet as it was meant to be used. You didn’t Jackson Pollock it.

However it is your obligation to promptly report any maintenance that is needed or things that are not working Your landlord is the one liable for not providing basic maintenance and replacing essentials like the stove Also, even if something were damaged and not through expected wear-and-tear, you would not owe the landlord the new value of the item but instead the remaining value.
