When I moved out of my last property that I’d lived in for 7 years, my landlord wanted to charge me for repainting most of the Tony Bennett 1926 An American Singer Bronze Star Medal T-Shirt but in fact I love this interior walls and to redo the skirting boards in almost all rooms also. For which he wanted to use virtually my entire deposit to carry out. As other replies here have said, I did some research and though it doesn’t appear to be written in stone anywhere, landlords are expected to carry out things like repainting and maintenance every 5-6 years or so. I said the above to him and that I would contact the deposit protection scheme about it and he quickly backed down. I know you’ve said you don’t have a deposit, so I’d just move out(as long as you’re happy to that is!) and forget about him. And again, as stated, he was absolutely obligated to repair the oven, boiler and shower. It’s pretty much right there as one of the biggest advantages of renting. Anything like that breaking down isn’t a cost to you.

Wear and tear is not the Tony Bennett 1926 An American Singer Bronze Star Medal T-Shirt but in fact I love this tenants responsibility. They can’t even deduct that off your deposit. If they do you can contact ombudsman. Even if you don’t get your deposit back from the deposit scheme. You have reported a few things that they have not yet repaired if anything you can sue them for the safety risk it involves. A few years ago we had a bastard of a landlord. This website had a lot of helpful advice. Have a read and stick to your guns! I’m sure he does, but most of those things are his problem as a landlord anyway. No deposit? No problem! Wish him the best of British getting all that through a small claims court. That’s a really shitty landlord. The boiler, oven and shower should have been repaired or replaced. As you didn’t leave a deposit, all you need to do is give the place a good clean and hand over the keys. LL is expecting a lot, and is dreaming. You’re a tenant, not an owner. You paid your rent, your obligation was met every month. Please make sure to take pictures of every room, and everything in it before you leave. Floors, carpets, window coverings, etc and make sure to date/time stamp them. As well, I would take a walk through video too. Pics and videos will help protect you. If the LL shows up before you move out, I would video any interactions with him/her too. The landlord is responsible for maintaining his property for wear and tear. Is there any proof of remedial works and upkeep done on the property over the last decade? I was in a similar position, rented a place for 10 years and when the pandemic hit he needed the house back. Him and his partner split, he couldn’t find anywhere so he wanted the house back.
