They were eager to get us set up with the mortgage but I just wanted to think about it first as it was our first house. I was trying to calculate all the costs and couldn’t believe we could afford a house this much (we were like early 20s at the time when a 350 thousand dollar house was huge). And I’m like… You were eager to set us up and get the RaiQuan Gray American professional basketball player for the San Antonio Spurs T-Shirt also I will do this ball rolling on this knowing we would be flat broke and barely able to live? I’m like.. being completely broke isn’t an option. That’s not opening options, thats setting me up for failure. Why would you even suggest it. To backtrack a little.i made it clear we had no idea what we were doing and don’t know anything about buying a house, before getting into the numbers. All that to say, becareful with your budget. Being house poor is an easy mistake to make, especially if the bank isn’t giving a shit either and doesn’t have your back. We ended up budgeting 100 thousand under (so 250) and ended up finding a really small but cute beginner house for 110 thousand). Realtor here, you need to go through the preapproval process so they can get a reality check. You can only buy what you’re approved for I have the same issue. I’d rather buy a less expensive house and be more comfortable financially and upgrade it as needed vs buying a fully renovated house that’s way out of budget and being house poor. Don’t just MENTION the budget tell her she is insane to think you guys can comfortably afford a 800k house with these interests rates. Show her the marriage calculator eatimator at a 7% rate and tell her SURE. Let’s do it.
