My comfortable cap is 750 and quite honestly anything higher would be approaching house broke. The problem is my wife will see 850-1mil houses and seems to think “they” might come down lower (Not a chance in hell in my city) ? Or we could stretch our budget so we don’t end up moving to a forever home later. What’s worse is if I send a house at about 550 or so that meets our requirements and location, it’s “I don’t want to move just to move again” as if 550 is some crazy small house. When we bought out current house I generally set the Tre Jones American professional basketball player for the San Antonio Spurs T-Shirt and I love this same guidelines and wouldn’t you know, it was a blessing to not max ourselves out. For 3 years we paid $3,000/month in daycare alone (one is still in daycare) and there’s no way we could have afforded that if we’d mortgaged ourselves up to our necks. Anyhow, stick firm to your budget. It sounds like $575k is quite reasonable to find something good. No need to end up so strained outside your means that you become house poor.

She just doesn’t understand the concept of being “affordable” on paper doesn’t actually mean we can afford it. It all worked out though, I’m sure it will for you too. But you definitely need to draw a hard line at a budget that’s truly affordable. Small chance that she could be looking at those listings in hopes that the listed prices will miraculously fall into your actual budget. Fwiw, I’ve just recently came across Assumable Mortgages. Possible way to get a better deal for your money.
