(Lead was found a few years back, and I don’t trust it yet) may end up there regardless. Newark has a good range of neighborhoods, but parts of East Orange and Orange are worth a look too. Anywhere near train stations is gentrifying, property values are increasing, and they are much safer than 10 years ago. I normally like Baraka but I don’t trust how resistant his admin was to making this news public and addressing the crisis a few years back. It makes me nervous. This is so odd to me and I’m not sure where you are getting your info – they addressed it quickly and pretty efficiently. Honestly the bigger issue with Newark is lack of housing stock near Penn Station. Very few condos available in general and most housing in the Ironbound are multifamily investment houses. I covered it as a local journalist. You’re telling me what the mayor told me, but the mayor also tried to bury it when activists first tried to make folks aware. I’d LOVE for you to be right. I’d LOVE for the mayor not to be bullshitting me (because I like Baraka on a variety of other issues). But I don’t know that I want to stake large sums of money and the future of my family on trusting a local government official who tried to bury the story when it first came out. Newark has actually done a really good job changing out their lead pipes. They’ve done it faster than people expected tbh, pretty much a national model on how to do it. If you do end up choosing Newark, I’d still check to make sure the pipes are new just to be safe. Comfortable in south jersey as a single guy owning his own home. TBH where you’re trying to live won’t be comfortable at that income when everything is said and done. Either increasing your income or decreasing your expenses is going to help. With that being said You could live comfortably in my area with that income.

My husband and I bought in 2017 when prices were much cheaper. Got a 4 bed 2 bath house for just under $400,000 13 miles outside of NYC in a beautiful neighborhood with a 2.5% interest rate. Our mortgage is less than most of my friends rents. And then there’s also another issue – the housing options in more desirable cities like NYC tend to be egregiously expensive and unlivable for most people. Based on your total income Hudson County just isn’t for you unless you have been living well below your means and have been able to save a down payment well over 40%. It sounds like you guys wanna keep working in the city but would it be possible maybe relocating into NJ for work? Hudson and Essex Co are two very corrupted counties with super high taxes. I highly suggest staying away from both of them.
