Aren’t squatters rights codified in at least some places? It’s so common a term I’d expect there to be some basis for it. This is a “language is confusing” thing. Generally we’re looking at a period of 10-20 years here, unless the alleged squatter can produce a deed and/or has been paying the taxes on the property. – Actual tenant’s rights. Tenant’s rights often kick in in more situations than people think. I’ve heard people use the term squatter’s rights for cases where you invited your buddy joe to stay for a month while he sorted his apartment out and now he won’t leave, and whoops it turns out he’s legally a tenant now and you have to evict him. – Purported tenant’s rights. These aren’t technically legal rights. The problem here happens when one party claims they were given permission to stay while the other party states that they broke in or otherwise. The police aren’t set up to figure out who’s telling the truth, so they default to telling the property owner to file in court and present the argument there that the current occupant is not a lawful tenant.
