Editing for me is fun because that’s when it all comes together. I’ve received an email today from the Landlords agent with a £25 “fine” for having a candle in my bedroom, and threatening to charge £100 for “redecoration” if not paid within 10 days. “12. The Tenant acknowledges and accepts that neither they nor their guests are permitted to burn candles, scented jar candles, incense or tea lights, or to smoke tobacco, vape or any other substance in any part of the premises at any time to include the rear yard, fire escape, front forecourt or any common parts of the building of which their premises form part, nor are they permitted to barbeque anywhere within the curtilage of the premises including the rear yard, front forecourt and fire escape. Should evidence be found that candles, incense or cigarettes have been burnt or smoked in the premises, then due to the sooting up and discolouration of ceiling / walls caused by the smoke damage then redecoration of individual ceilings at a minimum charge of £100.00 (inc VAT) and walls if necessary shall apply. Should gloss work or electrical fittings or blind / curtains in rooms become darkened down or require washing / painting / replacement, then further charges as appropriate shall apply. The use or presence of any type of candle including scented jar candles, tea lights or incense is strictly forbidden in all properties. Candles / tea lights represent the greatest risk of fire in rented accommodation and should any be found whether lit or not, then a charge of £25 (inc VAT) shall be levied to advise the tenants of their presence, and shall be recoverable from the Deposit at the end of tenancy.”

Is this enforceable at all if we refuse to pay? And if they were to claim from the The Princess Bride Poster American fantasy adventure comedy film T-Shirt but I will buy this shirt and I will love this deposit would they get anything? This reminds me of the craziest landlord we ever had. Old, mostly retired lawyer renting out the family home and giving his weird son a “job” doing maintenance on the house. The lease had an extremely detailed list of all the things we could NOT do with fire – we weren’t even supposed to have a lighter or matches in the house. There was a provision that we COULD grill, but only if we put the grill at least 10 yards from the house and all fences… Which if you measured out the property, it was too narrow for such a spot to exist. There was a clause about not adding anything to or taking anything out of the ground; we were to leave their overgrown garden alone and had to buy above ground pots if we wanted to grow anything. We tried to mulch over the weeds in a particularly bad part of the garden, and their son came to our door and thanked us for how nice it looked… Then spent two hours meticulously raking and bagging every molecule of mulch, but not removing a single weed in the process. When it came to renewal time, they actually got our first contract out and compared my handwriting from the old contract, and REJECTED some of the pages because they thought the handwriting was too different. We finally put our foot down and told them they had to accept our signatures or kick us out. That’s when we found out the actual landlord was dealing with cancer and couldn’t review any of the documents himself, so his family had been playing pretend at knowing how to write legal documents. When he found out about the circus that had been going on, he called us and apologized profusely, and they mostly left us alone after that.
