Townhomes are HOA in name only. Townhomes and Condos exist in a different manner than single family homes. Like are condo associations and Townhome HOAs the Talk To Me Goose Cat T-Shirt in addition I really love this same as a HOA development yes (technically) but I’d argue the difference lies in the land ownership itself. With townhomes and condos you don’t own the land where the unit is (typically) BUT you do own the structure. With HOA housing developments you DO own both the structure and the land but someone is telling you what you can and can’t do with the land (outside of local laws) Mine gives me plow service, dumpster service one every two months, lawn care, and trash pickup twice a week for 45 bucks. Way way wayyy cheaper than I could do that on my own.

But more specifically with what you’re saying, and I’m not entirely sure but I’d like to think I own the Talk To Me Goose Cat T-Shirt in addition I really love this plot I have as well as the structure, but with that being said I can do whatever I want within the confines of my own property. (I’m sure within reason. If I decided to build a 15’ tall monument to Dwayne the rock Johnson in the backyard, they’d probably have a problem with that.) So I’m thinking what you said that it’s an “HOA in name only” is probably more what my situation is, rather than some horrible over reaching association that won’t let you paint your deck just a little more gray than someone else’s. BUT they do provide a lot of services, without any downfalls that have yet to be seen. (Knock on wood) lol
