Stocks aren’t physical assets. No one gets any benefit from until they’re sold or unless there are dividends (both of which are taxable). Housing is taxed based on the county because it’s a physical asset and the county assumes you’ll be using their infrastructure, schools, etc. property taxes increase as value of homes around you increase, more influx of people in the neighborhood, houses get bought for more, etc.. in short the county needs more funds to keep up with the growing population. My point in bringing up housing is that others in this thread are arguing you can perform the same tax avoidance with property collateral. You cannot. Homes are not a good comparison.

Using it as collateral is a benefit. If you don’t want to pay any taxes while it’s ‘unrealized’, you shouldn’t be able to benefit from it at all until you realize your profit. But you do get to vote. You don’t get more of a say where your home taxes go, or how much they are. And again, I would argue collateralization of untaxed value is a huge benefit.
