Good to be skeptic whenever someone says anything you don’t know for sure. Even a doctor (remember how confused they were about how far we should stand) If you look at old cities with apartments i.e. Mumbai. They go for redevelopment project where several old buildings are demolished and new towers are erected in their place. If FSI/FAR increases in Bengaluru, then a builder can take the Kanye West santa Bipolar Express shirt What’s more,I will buy this entire plot that has the apartment complex and redevelop it. (The builder’s profit will come from selling apartments to other folks who did not own apartments in that society before) Otherwise, the owners can hire a contractor/builder who will construct the building and the apartment owners will have to pay for the construction cost or all of them together can sell their share of the UDS or it can be a hybrid. ( In this scenario, since the FSI is the same, there is no new area being constructed)

Bangalore has space to expand horizontally. When that runs out the Kanye West santa Bipolar Express shirt What’s more,I will buy this laws will be changed to allow high rises. Even today you can see 30flr apartments (take a drive on old madras road in the direction of Hoskote) Looking at Mumbai and Delhi, older constructions may last easily 50+ years before the owners may really feel like they need to be torn down. Unfortunately, everything that has been built in last 15-20 years is showing poor structural integrity. Buildings now are showing age 2-3X faster- it could be due to materials used, designs, etc or planning on part of the builder (assuming builder gets to redevelop due to scarcity of space, commercial angle etc) After a certain point, maintaining the building not only gets expensive but living can get dangerous as well. All the high rises built in last decade+ are assuming we are in a low-risk area for an earthquake, so not really built to withstand anything major. So imo, when the building gets old, its sold for it’s land value and the land goes in for commercial development coz 30+ years later, prices are expected to be higher where you currently are
