Who owns a duplex, rents out one side, and leave the other side vacant with no improvements planned, no showings, for a year and a half. If he is not in on it, he is incredibly stupid. Renting one side is $2000/mo, but if you rent both sides it’s $3500/mo ($500 discount). Enterprising young person sees this, rents both sides, then sublets one side for $2500 (so his effective rent is only $1000). Owner thinks his actual tenant is using both sides, actual tenant gets money from the sublet, and the subletter gets hosed when actual tenant gets greedy. If you trust your tenant to not be a gigantic dillweed, and the tenant trusts you to not do ‘surprise inspections’ (24-hour notice period on the lease!), I can see this working. Where it falls apart is the insane rent increase. Or if anything else god forbid happens. Like a fire. A robbery. Gas line breaks on the street. Car drives into the house. I’ve seen some weird shit in my time.
